    摘要: 論文摘要 近年來,國內經濟繁榮,都市發展迅速,可利用之土地愈來愈少,加上國民生活水準的提升,對居住品味的要求異於往昔。隨著時代的演進,集合住宅之興建成為當下建築工程之主流,隨著整體經濟環境低靡,預售屋已逐漸退出市場,中古屋的風光不再,起而代之的則是新成屋。隨著國民知識水平提昇與媒體報導的熱絡,大多數民眾在“知”的領域上得到了許多訊息,累積了許多消費經驗,相對也開始要求與篩選成品的品質,面對著包裝精美的新成屋,如何瞭解其「內在美」是一門頗具專業的學問,面對開放的社會與消費意識的抬頭,讓消費者瞭解施工過程與環結是時尚所趨。 本研究即針對國內現有中樓層集合住宅,採建設公司搭配自有關係企業的營造工程公司,透過發小包的方式,直接充分掌握消費者的意向,做好全面性品質管理工作。並以集合住宅結構體施工品質流程管理為主要架構,從各施工品質流程管理相關作業來做主要探討,以資料蒐集、整理、分析為主,建立集合住宅於各施工階段的品質流程管理資料,進而加以彙整,編制成一套完整之施工品質流程管理資料。 透過施工品質流程管理資料的建立,有效的利用施工品質流程管理資料來提升集合住宅的整體品質,與建立一般集合住宅施工的運作模式,主動向消費者說明及引導,並且讓消費者對於工程上「品質」的瞭解,引發消費者的認同與被尊重。當消費者面對新成屋時,透過建立的施工品質流程管理資料,告知消費者如何瞭解施工品質流程管理資料,進而引導消費者去認識所面對的新成屋之各項施工問題,與如何去評估新成屋的安全性與使用性,以期選擇出最適合之產品。 Abstract With the domestic economy growth in past years, urban development runs rapidly, availability for utilizable land is getting less. Plus the living standard leverage in Taiwan, people become more demanding concerning their taste for their living environment. The building of” Mass Residential Units”has become the mainstream in current architectural engineering. Followed with the gloomy economy Pre-selling house units has been out of the marked, Middle age house units become obsolete which is replaced by newly built hosing units The average civil education and knowledge has been leveled and combining with the frequent reports on media Most people get lots of information in learning new stuffs they also accumulated lots of experience in consuming on the other hand, they are become more demanding and start filtering the quality of end products when seeing a well decorated newly built housing unit how to understand the “Internal Beauty” is a pretty professional business as the more opening consuming consciousness to let the consumer understand the construction progress and sequence become a trend. this research studies the existing middle height mass residential units in domestic market focusing on A/C company partnering with self owned subsidiary construction company through subcontracting they get the consumers intention directly and carry out the total quality control task Taking the quality control progress of a mass residential unit as a main frame analyzing the quality control progress in construction management tasks Based on data gathering, collecting, analyzing build the management data of each construction phase in a mass residential unit after further progressing a complete construction quality progress management data is accomplished. Through the establishment of the Construction quality progress management one can efficiently use the construction quality management data to upgrade the quality of a mass residential unit and build up a operation model of a common mass residential unit actively instruct and explain to consumer by let consumer s understand the quality in Engineering to get their acknowledgment and respect when consumer face newly build units through the established Construction quality progress management information tell them how to understand captioned information and father guide consumers to face construction issues of every newly build unit and how to evaluate the safety and utilization of a newly build howls in order to find the most proper products.
