    摘要: 目前國內之營建市場,尤其在1999年921大地震後,在高層建築之住宅大樓之使用者,對於大樓結構安全要求之意識提高,往往要求建商能以供應高級的鋼骨構造之住宅大廈為唯一首選,因此在國內建商因循此趨勢,亦在高級住宅市場之住宅大樓,以建構鋼骨構造之住宅大樓為首要目標。 一般營建工程的執行所要求最基本的三大目標:成本、品質、工期,然而工程界對於進度的掌控皆著眼在縮短結構體工期之施工方法,著墨較深,其中發展出來有:1.傳統順打工法(以增加工時及輪班接力式) 2.雙順打工法3.逆打工法4.R-UP工法等,其僅涵蓋在整體工程中最容易控管的三分之一之工期,但是以整體營建管理的總體進度之掌控角度,尚有不足之地方,以整體工期進度之掌握,最重要的是要有連續性,且將利用工時與工序之安排來將浮時降低,來達到縮短工期之成效。 本研究之目的,針對台灣區在高層建築之施工管理與步驟作適當的創新與調整,即是將屋頂突出物(Penthouse)頂層提前於主體建築物之屋頂層前一層完成,此工法本研究將其定義為“屋突先行施工法(RF-UP工法)”,使後續之電梯與梯廳工程在完全掌握下完成,以期對於營建業在縮短營建整體工期具有突破性之貢獻。 Among the housing market in Taiwan, especially after the 921 Earthquake in 1999, the customers of high rise residential buildings have largely raised their concerns of having safer building structure, and consequently pursue the building developers to offer steel structure mansions as their first buying priority. As a result, the building developers follow this trend and target to offer steel-structured residential buildings to the high end housing market. Time, cost and quality are the three factors that play a significant role in the execution of construction projects. The construction industry has developed several methods aiming to shorten the construction program of super structure by controlling and monitoring the program, such as (1) Conventional construction method (by increasing working hours and shift work), (2) Up-Up construction method, (3) Top-Down construction method, (4) R-Up construction method, and etc. However, all of the above only cover the most controllable one of the three key factors, “Time”, but still not fully cover the “Time” issue as the aspect of overall construction management. In regard to the controlling of “Time”- the overall program, the most important approach is to ensure the continuity of all tasks by re-arranging working hours and re-scheduling tasks to reduce float times, and consequently shortening the overall program. This research is to introduce innovative approach and appropriate adjustment to the construction method and management to high rise building projects in Taiwan, i.e. scheduling the Penthouse structure completed one floor prior to the roof floor structure of the main building, so that the successive lift installation and lift lobby fitting out can be proceeded at the same time under control. This construction method is defined by this research as “RF-Up construction method”. It is expected this research could make a breakthrough to the construction industry in shortening overall construction program.
