Abstract:	在龐大的資料庫中，找到一個準則來幫助我們對新的資料做預測時，首重計算簡單、快速、有效的分析方法，因此資料採礦（data mining）已是一個熱門的方法。　　本文採用資料採礦的方法，對波士頓房屋資料，建立其變數間的關係。在此是使用樹狀模型方法(tree-based methods)，即歸類迴歸樹(CART)、快速演算法分類樹(FACT)、快速不偏有效統計樹(QUEST)，再加上傳統線性區別分析，分別探討反應變數與解釋變數間之相互關係，並對資料進行分類及預測校驗。研究結果顯示，變數間存在著某些關係，而這些關係可以讓我們抽取出我們想要的重要訊息；在樹狀模型方法的預測結果中，以歸類迴歸樹預測方法較好；而史玉山教授所提出的FACT及QUEST方法，則以快速不偏有效統計樹(QUEST)預測方法較好。
