    摘要: 在台灣地區,傳統上探討特徵房價模型之研究,大都採用建物本身資料加上總體資料,另有一些學者會再加上研究課題,而本研究為使模型更完整,嘗試增加捷運因素、內湖科技園區廠商家數及學區因素等,來探討對捷運內湖線沿線房價之影響,應用特徵價格法,以臺北市內湖區、大直地區及南港區之新屋為實證對象,分別就基本模型、增加捷運因素、增加環境因素及完整模型中房價的影響因素加以探討;再進一步比較各區特徵變數不同點;最後則應用估計結果,進行捷運因素之分析比較。
    實證結果顯示,捷運施工後會使房價下跌20.12%,個案與捷運站之距離每增加一公尺將使住宅單價減少3.007元,內湖科技園區每增加一家廠商將使住宅單價上漲61.7元,距捷運站500 公尺內/外之各自變數對房價具有顯著差異,也驗證了「臺北市土地使用分區管制規則」第80條之4的規定尚屬合理。
    ;In Taiwan region, traditionally, We explore a research of begging for the hedonic price model by adopting building data and macro economy data. Having other scholars will plus add a research topic. In order to make the model more complete, this research will include the increment mass transit factor, the number of the manufactures in Neihu technology park and school district factor etc., in order to explore the influence in housing price relating to mass transit Neihu line. Using hedonic price method, in Taipei city Neihu district, Dazhi area , Nankang district , the new houses are substantial evidence objects. Difference for the basic model, increase a mass transit factor, increase an environment factor, complete model, inquire into impact factor of housing price. Again further each area hedonic variable differentia. Then apply to estimate a result finally, carry on a mass transit factor of analysis comparison.
    The substantial evidence shows a decrease of 20.12%on the housing price after the transit construction starts. One meter increase in the distance between each individual case and the transit station will cause the residence unit price reduce 3.007 dollars. In Neihu Technology Park, for every increase in the number of manufacturer, the residence unit price will increase 61.7dollars. Be 500 meters apart from the transit station inside/outside of respectively the variable has notable difference to the housing price and identify ” The Taipei City Land Zoning Usage Control Regulations” Article 80 of 4 provisions still belong to reasonable.
