合理施工工期的訂定有助於施工進度的管控,以及工程品質及安全提升。工程生命週期不同階段皆有推估施工工期之需求,但目前工期推估大多使用經驗推估或使用固定之參數進行推估,僅少數機關有較為制式的工期推估或檢討方式,因此建立不同階段之施工合理工期的推估模式有其必要性。本研究收集臺灣地區社會住宅之發包資料,利用時間成本公式及多元迴歸模式建立施工階段工期之推估模型。此外,本研究經由分析國內影響工期之因素並搭配建立之工期推估模式,提出在不同生命週期各階段可以選擇工期推估方式之流程。本研究之成果將可做為訂定契約工期前評估工期合理性之工具。;Reasonable construction duration is necessary for controlling project schedule, and helps project managers to improve project quality and safety. For a construction project, to have a definite construction duration is necessary in different stages of its life cycle. However, using rule of thumb or simple parameters to forecast construction duration is common practice in Taiwan. Only a few institutes have structured methods for forecasting or reviewing construction durations. It is necessary to develop the estimation approaches for reasonable construction duration in different stages of construction projects. This study collects tendering information regarding social housing projects in Taiwan, and adopts the Bromilow’s Time-Cost model and multiple regression model to develop the estimation model of reasonable construction duration. Furthermore, through analyzing the factors of influencing construction duration in Taiwan, this study proposes the selection processes incorporating with developed approaches in different stages of building projects. The outcomes of this study would be useful tools for evaluating the reasonability of construction duration before determining contract duration.
