dc.description.abstract | The Central Geological Survey, MOEA, R.O.C announced the potential area of soil liquefaction in a query system to the public on March 14, 2016. The first wave provided in the query system including Taipei, Kaohsiung, Hsinchu, Yilan, Tainan and Pingtung. Since Taipei city has a special political and economic status in Taiwan with much more convenient public transportation than other cities, this thesis focus on the influence of soil liquefaction on the house price in Taipei city.
The sources of research data are divided into two parts, the first part is obtained from the Ministry of the Interior real estate transaction price query service network housing transaction price information. The study analyzes the data of house transaction between January 1, 2015 and December 31, 2016.The second part is obtained from the government open data, which provide a map of the potential area of soil liquefaction. These data are then imported to the Geographic Information System (GIS) to obtain the data samples for further statistical analysis.
In addition to reviewing the factors such as house properties and MRT station on the house price, this study mainly discusses the effect of soil liquefaction degree, the soil liquefaction announcement and the product of soil liquefaction degree and soil liquefaction on house price. The structure of thesis is divided into the characteristic price method (time effect) and the difference in the difference method (declared effect).Time effect is obtained by comparing with the data between 2015 and 2016. The announcement effect is obtained by comparing the transaction price of house before and after the announcement of soil liquefaction information (March 14, 2016).
The conclusion of this study shows that the publication of the potential area of soil liquefaction has a negative impact on house price and the announcement effect on the house transaction is greater than the time effect, indicating that the publication of soil liquefaction information has a negative impact on house price. However, for higher degree of soil liquefaction and the product of soil liquefaction degree and soil liquefaction (the difference in the difference) did not adversely affect the house price. | en_US |
