Through a case study of the Empire State Building in the United States, it seeks to identify key success factors in green leasing. Additionally, it investigates the implementation details of green leasing in the Chinese region. By analyzing and comparing these different regional cases, it aims to provide a comprehensive understanding and discussion. This includes examining the current prevalence and future development of green leasing, followed by an analysis of strategies and methods to promote green leasing. The roles of governments and banks in supporting green leasing initiatives are also explored, particularly focusing on how banks offer loans, investments, or other forms of financial support. A comparative analysis is conducted between traditional financing leases and their roles in green leasing, highlighting differences, advantages, and disadvantages.
