dc.description.abstract | 本文將探討集合住宅實際的施工介面缺失問題,經由實際介面缺失的蒐集、統計及分析,找出建築與水電施工介面問題。並透過介面管理程序的建立,製定施工介面查核表,降低建築與水電施工介面缺失的發生。
本文蒐集台北地區集合住宅新建工程,建築與水電工程施工介面缺失,從營造業管理者的觀點來探討,營造廠自合約簽訂後到完工交屋為止期間,建築與水電施工所產生介面問題,並依施工順序分為「開工前的準備階段」、「施工建造階段」及「保固維修階段」三階段,蒐集案例缺失共572次。其中以「施工建造階段」產生293次缺失最多,若以建築物使用空間缺失次數多寡區分,依序為1.「樓、電梯間」介面缺失達112次最多;其次為2.「地下層」介面缺失108次;3.「浴室及廁所」介面缺失共87次。由資料分析由發現建築與水電施工因介面問題,主要發生在水電設備之施工,常受限於建築物之空間尺寸,及其它工項施工順序配合等問題,造成建築與水電相互施工干擾或衝突因而產生介面問題。
本研究將集合住宅區分為三大區域(地下層、地上層、屋頂層)九大空間位置(臥室及客餐廳、浴室及廁所、廚房、前後陽台、樓電梯間、各類機房、公共設施、地下層、屋頂層),經由實際案例缺失統計,並參考文獻回顧之重點,提出「施工介面查核表」之方法,以水電設備為「查核項目」,輔以實際案例缺失數量統計資料,做為的主要的「查核內容」。配合建築工程之施工進度,依序檢討集合住宅自開工準備階段到驗收保固階段期間,各階段所常發生之建築與水電之介面缺失,並於事前加以防範,降低介面問題的發生。本研究有以下幾點貢獻。1.經由案例蒐集統計分析,找出集合住宅於施工各階段,最常發生建築與水電介面問題的位置及項目。2.透過文獻回顧與實例探討方式,建立集合住宅於施工各階段,建築與水電介面問題的查核流程,並依此建立相關介面查核表單,有效的管理施工介面。3.施工單位可根據本研究之介面查核表單,在後續相同類型之集合住宅施工案件,快速的找出建築與水電施工介面位置預作防範,並作為施工管理者的良好輔助介面管理之工具,藉以提昇工作效率及整體工程作業品質。

dc.description.abstract | Interfaces occurring among work activities in construction projects have interfered practitioners. This study proposes a management process and check-lists to reduce rework and to improve smoothness of job-site management. To develop an effective management process, data collection targets at the three phases of pre-construction, under-construction, and post-construction, and then gathers defect activities, which meet the criteria of failure, rework, and negligence. Given data sampling assumptions of 95% confidence level, 5% limit of error, and 10-90% proportion, 384 samples or above meet the need of this study and thus, 572 defect activities are gathered from three medium sized residential projects. Among these, most occur in the under-construction phase reaching the number of 293. Investigating and analyzing the defects, this research designs a process for interface management and nine check-lists for the work zooms of underground construction, roof construction, and general construction. The process and check-lists are feasible to effectively handle management among interfaces for general residential projects.
