| dc.description.abstract | 分析近年度透天住宅於各主要工程項目與總工程成本的比例，並以估算模型修正法及各種統計分析模式，推導各項工程數量估算方法，其目的為有效的提昇概略估價品質並建立估價架構及估算模式。
本研究於94~96三個年度中，蒐集191個透天住宅案例作訓練，分析主項工程在總成本的整體比率，及工程數量在線性迴歸的標準差。於研究中彙集各案例外觀尺寸和樓地板面積，以統計分析面積比的方式，整合出案例平均數據，建立數量估算之建物模型，並依模型內所建構的工程數量，經由面寬、深度、高度等調整因子的尺寸修正方式，分析結構體工程、外牆裝修、及室內裝修等項目工程數量的估算流程；將各案例總成本重新分配，檢討主要工程細部項目的組成結構，依比例分配模式分析門窗、假設、雜項及工程管理等項目的成本，並將各工程之推估原理建檔於估算系統內作為資料輸出。在案例測試中結構體工程的標準差介於±2.71%~±3.58%之間，誤差的大小值控制在6.1%~-5.8%範圍，外牆粉刷工程標準差為±2.47%，室內裝修標準差介於±2.25%~±3.52%之間，最大誤差在7.8%內，運用估算模型尺寸重組及因子修正的方式，不僅使誤差降低亦將誤差極值範圍縮小，對工程初期整體成本預算作有效的評估。

| dc.description.abstract | Accurate cost estimation plays an important role especially in the bidding phase. Even though there are numerous techniques explaining how accurate estimation models may work, they mostly remain in conceptual introduction. A systematical method for general-purpose used estimation model is desired. This study introduces a new systematical estimating method based upon past experience and data to fast and to accurately assess construction costs of a town house. The data gathering process widely investigates detailed construction data from 191 town hours locating in the Taoyuan County. Utilizing the linear regression and work breakdown concepts, the total cost of a town house can be broken down into seven categories of structure, external wall, internal wall, temporary construction, window and door, miscellanea, and overhead. The model evaluation demonstrates that the estimation error limits in ±4.41% under the assumption range of two standard deviations. A simple estimation model is applicable for the town house projects.
