    題名: 捷運規劃及動工時期對房價的影響 -以桃園地區透天住宅為例;Influence of the Planning and Construction of Mass Rapid Transit System to Property Price?-??Townhouses in Taoyuan as an Example

    摘要: ? 過去的研究證實中指出,捷運站週邊的房屋價格,因為興建捷運後,而有明顯的漲幅。而在政府早期宣佈規劃捷運路網時,或是規劃完成後,抑或是正式開工之各個時期,均有可能對房價產生影響。而動工後對週遭環境造成污染,影響房價以及預期捷運完工後,帶來交通更便利,吸引其他購屋者對此區房屋之需求,卻推升房價。? 桃園地區過去以來,房屋交易多屬於透天住宅,而捷運在興建過程中,對於透天房屋與大樓住宅的影響不同,是否其影響與公寓、大樓型住宅相同,或是有其他結果,則不得而知。? 本文以內政部地政司所網站所公佈桃園地區94年至100年透天房屋交易價格做實證資料,以特徵價格法,將房屋內、外部特性做為變數,使用半對數型態之複迴歸模型做驗證,結果顯示:捷運在宣佈興建或是正式動工,對於房價皆有正向影響,但正式動工後可能因為外部性,而抵銷漲幅,或漲幅不明顯。而屋齡對於房價雖為負向影響,但屋齡二次項為正,顯示屋齡在轉折點後,因為地價上漲幅度超過房屋折舊幅度,使得房屋總價與屋齡呈現正相關。而主要影響透天房屋價格,為區位選擇,臨街地或商業區隱含店效或土地開發價值較高,故總價較高。另外,因生活機能提升,住宅附近有捷運站或是公共設施,房屋價格相對較其他地區高。Previous studies suggest that the price of properties in the vicinity of a MRT station increased dramatically due to the construction of the mass rapid transit (MRT) system.?The indication of such influences can be seen when the government publishes the MRT service network, the system design is completed, or the construction works start at each of the development stages.?Negative influence is observed as well as the construction works bring pollution to the neighborhood of construction sites.?However, the convenience of transportation expected after the completion of the MRT system increases the demands for properties in the vicinity, thus boosting the price.???The properties exchanging hands in Taoyuan were in large portion townhouses.? However, it is known whether the construction of MRT has different influence on townhouse from condominiums.?Is the influence the same as on apartment buildings and housing complexes??That still remains to be observed.???The prices of townhouse from 2005 to 2011 in Taoyuan published on the website of Department of Land Administration, Ministry of the Interiors were selected for the study.?Hedonic price method was introduced to convert the internal and external characteristics of a townhouse into variables.?A semi-exponential multiple regression model was adopted for investigation.?The result showed positive influence on property price when construction of MRT was announced or officially started.?However, the price increase was diminished or insignificant possibly due to external factors as the construction was underway.?Despite the negative influence of house age on property price, the secondary term of house age was positive, indicating that the total price of property and house age were positively correlated because the increase of property price outweighed the depreciation of the property after the house age went beyond the turning point.?The main factor of influence on townhouse price is the location.?A property by a major road or in a commercial district implicates potential benefits from using the property as a shop or higher value for property development, thus greater total price.?In addition, the vicinity of MRT station or public facility suggests better functions of living, and therefore the property price in such an area is higher than that of other areas.
