    Abstract: 近年來由於景氣走緩,許多年輕人不願當月光族,於是從小額儲蓄開始,學會理財、投資,累積看屋之實戰經驗。而投資不動產需經過詳細的觀察與分析,才可找到保值甚至增值的機會,也不致耗費過多的資金成本。「不動產市場」變化萬千、千奇百怪,投資者各顯神通。如何挑選標的物、審慎評估、自我保護,除事前做足基本功課外,其中之各種細節更是成功獲利關鍵。本文認為努力工作雖然很重要,但是學會投資不動產比努力工作更加重要!本研究乃以台灣之不動產業為背景,研究台灣桃園市的不動產作為個案探討,進行不動產估價及從交易中尋找利基的個案研究分析。期望此研究可作為欲投入房地產投資者參考,以降低失敗的可能性。教導大眾如何將積蓄安全的花在刀口上,進而隨著房地產的增值而創造獲利,且透過不動產的增值而累積財富,進而老有所託!;Due to the slowdown in economic growth in recent years, many young people are reluctant to live a life from paycheck to paycheck. Therefore, starting with a small amount of savings, they learned to manage their own funds and make investments and accumulate their practical experience in real estate. Investment in real estate, however, needs to undergo detailed observation and analysis before they can find the opportunity to keep or even increase value, and they may not to spend excessive capital costs. Since the “real estate market” has been exceedingly changing and unpredictable all the time, investors are required to demonstrate remarkable abilities to wisely select the subject matter, make careful assessments, and make their own good protection. In addition to doing the basic research in advance, the details of the above skills are the key to successful profitability. The author in this paper believes that hard work is important; nevertheless, learning to invest in real estate is more important than hard work. This study is conducted based on the real estate industry in Taiwan, exploring the real estate of Taiwan Taoyuan as a case study. Furthermore, it conducts the appraisal of real estate and find a niche in the transaction. It is expected that this study can be used as a reference for investors wishing to invest in real estate to reduce the likelihood of failure. Teach the public how to keep savings safe and use it wisely. Consequently, with the increasing value of real estate, profits can then be created, and through the increasing value of real estate, wealth can be accumulated for the wellbeing of a person in the later life.
