本研究旨在探討C銀行於逆向抵押貸款(以房養老貸款)中的風險管理政策,並結合澳洲及紐西蘭的風險管理架構(AS/NZS 31000:2009)進行分析。逆向抵押貸款作為一種創新的金融工具,為老年人提供了以房產抵押換取現金流的選擇。然而,該貸款模式也伴隨著諸多風險,包括市場風險、信用風險和壽命風險等。通過應用紐澳風險管理架構,本研究系統性地分析了C銀行在管理這些風險方面的策略和措施。 此外,本研究還運用了SWOT分析法,詳細剖析了C銀行在推行逆向抵押貸款時的優勢、劣勢、機會和威脅,並提出了相應的政策建議。研究結果顯示,採取全面且嚴謹的風險管理政策不僅有助於降低貸款風險,還能提升銀行的市場競爭力和客戶滿意度。本文的研究結論對於其他金融機構在開發和管理類似貸款產品時亦具有重要參考價值。;This study aims to explore the risk management policies of Bank C regarding reverse mortgages (home equity conversion mortgages) and analyze them in conjunction with the Australian and New Zealand risk management framework (AS/NZS 31000:2009). As an innovative financial instrument, reverse mortgages provide elderly homeowners with the option to convert their home equity into cash flow. However, this loan model also entails various risks, including market risk, credit risk, and longevity risk. By applying the AS/NZS risk management framework, this research systematically analyzes Bank C′s strategies and measures for managing these risks. Furthermore, this study employs SWOT analysis to thoroughly examine the strengths, weaknesses, opportunities, and threats that Bank C faces in implementing reverse mortgages, and it provides corresponding policy recommendations. The results indicate that adopting comprehensive and rigorous risk management policies not only helps to mitigate loan risks but also enhances the bank′s market competitiveness and customer satisfaction. The conclusions of this study offer significant reference value for other financial institutions in developing and managing similar loan products.
