    摘要: 本論文主要是以商業地產為研究主體,並以學生所任職的 Daj集團下屬的商業綜合體個案實際規劃研究,希望建設以集團視角的智慧運營指揮中心系統,研究規範集團下屬所有物業至上而下, 定義重弱電設備規範 ,協議數據,以及業務流程再造等問題。 進而規劃與設備改造執行,從而完善以集團管理角度,透過數據分析整合與AI智慧化能集中化管理集團所有商業體,達成集團數據智慧管理的重要戰略。
    本研究的個案Daj集團為中國大陸運營高端奢侈品與文化藝術的商業綜合體,其集團全面數據智慧化戰略在2022年提出,希望透過單一商業體改造, 打通集團與下屬各商業體整合數據要求,統一建構智慧化設備與協議的標準體系,透過建設智慧運營指揮中心, 變革物業運行體系,提升物業應急管理能力提升。
    面臨未來數據化管理,學生也研究對集團下屬物業公司進行全面業務分析,重新針對組織架構,人員調整,專業技能,服務改善與績效規劃等,研究後提出新的業務運營架構,未來配合智慧運營指揮中心的管理模型,期望未來物業在應急管理,安全設備維護,客戶服務上大幅度的效率提升。
    整個過程從調研集團旗下商業體開始,搜集圖紙與實地勘查,分析業務現狀與規劃未來的重弱電物聯設備業務要求,數據傳輸標準,透過統一通訊協議,匯聚商業數據整合至物聯數智中台,建構智慧AI模型演算法,並依數據管理帶來的變化提出物業管理流程變革,最後希望透過實際操作,結合新技術與數據整合能呈現出未來建設智慧化商業綜合體的管理借鑑。;This paper mainly focuses on commercial real estate as the research subject, and conducts practical planning research on a commercial complex under the Daj Group where students work。 The aim is to build a smart operation command center system from the perspective of the group, study and standardize all properties under the group from top to bottom, define specifications for heavy and weak electrical equipment, protocol data, and business process reengineering。Furthermore, planning and equipment renovation will be carried out to improve the centralized management of all commercial entities of the group from the perspective of group management, through data analysis integration and AI intelligence, and achieve the important strategy of intelligent data management for the group。

    The case of Daj Group in this study is a commercial complex operating high-end luxury goods and culture and art in Chinese Mainland。 Its comprehensive data intelligence strategy was proposed in 2022。 It hopes that through the transformation of a single commercial entity, the Group can integrate data requirements with its subordinate commercial entities, unify the construction of a standard system of intelligent equipment and agreements, and through the construction of a smart operation command center, change the property operation system to improve the property emergency management capability。

    Faced with future data-driven management, students are also studying comprehensive business analysis of the property management companies under the group, re focusing on organizational structure, personnel adjustments, professional skills, service improvement, and performance planning。 After research, they propose a new business operation framework, which will be combined with the management model of the smart operation command center in the future。 It is expected that the property management will significantly improve efficiency in emergency management, safety equipment maintenance, and customer service in the future。

    The entire process starts with researching the commercial entities under the group, collecting drawings and conducting on-site investigations, analyzing the current business situation and planning future requirements for heavy and weak electrical IoT equipment business, data transmission standards, and integrating commercial data into the IOT digital intelligence platform through unified communication protocols。 A smart AI model algorithm is constructed, and property management process changes are proposed based on the changes brought by data management。 Finally, it is hoped that through practical operations, combined with new technologies and data integration, management references for the future construction of smart commercial complexes can be presented,
