dc.description.abstract對於土開商而言,在面對微利時代及同業競爭激烈環境之下,如何於進度無誤及品質無虞下做最好成本管控,達到最大獲利的情況,已為土開商經理人之重要課題。 本研究以中小型土開商推行集合式住宅案件,以向金融機構申辦融資為研究範圍,建立一套以整數規劃為架構之數學最佳化模式,協助土開商經理人將有時間重疊性之專案整合,統一規劃融資方案,以使衍生之利息成本最小化增加收益。當外在環境及限制條件改變時,本研究模式可隨時依最新條件調整參數,重新進行尚未推案之融資規劃方案。另經由敏感度分析,針對各參數之敏感度變化趨勢,主動調整相關參數,以因應實務變化得後續推案之融資方案。本研究將各案件之基本資料及限制條件訂定各限制式之參數,將資料以EXCEL軟體方式輸入LINGO8.0套裝軟體求解,即可得各案合併規劃後之利息成本最佳化之結果。 為驗證模式之適用性,本研究以北市某中小型土開商推行4個專案為範例測試,測試結果與人工經驗決策及指派方式比較,顯示成效良好。故本研究可靈活運用於已推案合併未推案做整體規劃,以輔助經理人申辦融資計劃之重要參考。 zh_TW
dc.description.abstractUnder high competition and micro-benefit circumstance, how to manage the best cost control without the delay of progress and the quality doubt is the essential issue for the land exploration project manager. The scope of this research is to apply financial unites for mortgage for medium –small size land exploration companies. It tries to set up the optimal methmatical model of integer program, assisting a project manager to integrate time-depend and scheduled mortgage project So that it will demonstrate minimized interest cost and increase benefit. When external environment and limitation requirement change, the model of this research will adjust reference number based on new requirement and renew a progressing mortgage project.Furtheremore, from the analysis of sensitivity it will show the individual change tend of reference number sensitivity. This research will adjust reference number automatically to meet practical change and push following mortgage project. This research will apply the EXCEL type of the data base, based on the reference number with basic assumption and limitation requirement to LINGO8.0 and obtain the optimal result of Financial Ratio of integrated individual project. In order to verify the application of the research, this research tested the four ongoing projects of medium sized land exploration in Taipei. The result of test shows the performance is much better than the artificial experience and assigned method .This research will be applied in the planning of progressed project merged ongoing project flexibly and assist a project manager to apply for mortgage. en_US
