    Title: 檢視輻射屋事件二十年後之影響 -以台北市、新北市房價為例

    Abstract: 目前由於個人資料保護法的保護,輻射屋的資訊並不透明,導致市場上出現的資訊相當混亂,造成一般民眾購屋的困擾,目前台北市和新北市的輻射屋合計還有1,033棟,而輻射屋除了造成房屋價格的影響外,還會危害居民的身體健康,因此本論文以台北市、新北市房價為例,並利用特徵價格模型來探討二十年後的輻射屋是否還有可能對鄰近地區的房價產生負面影響,以及距離不同所造成的房價影響程度是否有所不同。
    ;Due to the protection from Personal Data Protection Law, the information of radiation-contaminated house is not open to public, which causes the information is extremely complex in the market and makes people confused in buying houses. Nowadays, the total number of radiation-contaminated house in Taipei City and New Taipei City are still 1,033 left. Radiation-contaminated house not only affect the house price, but also damage people’s health. As a result, I use the samples of the house price from Taipei City and New Taipei City in my research and adopt the hedonic price model to investigate whether radiation-contaminated house will still cause negative effects to the house price in the neighborhood after twenty years, and if so the extent to which distance from the radioactive house in question affects housing price.
    The information and preferences of house transactions in 2012 and 2013 in this research are from Real Estate Actual Transaction Price Database developed by the Ministry of the Interior. The result from the research shows that semi-logarithmic linear model from Taipei City adding the variable of gradient distance interval between MRT station has high explanatory capacity for housing prices. Instead, due to the incomplete MRT system in New Taipei City, variable of gradient distance interval between MRT station from New Taipei City decrease the explanatory capacity of the variable of gradient distance interval from radiation-contaminated house ability to explain . the results of the house hedonic variable completely correspond to the expectation of this research.
    In order to distinct from previous researches, I used extra model which is quantile regression to investigate the effects of independent variables on dependent variables under different quantile of house price. The statistical results shows that the extent to which the radiation-contaminated house affect the low-quantile of house price is higher than the extent to which the radiation-contaminated house affect the intermediate-quantile and high-quantile house price.
