    Title: 農業用地興建農舍法對宜蘭縣房價影響

    Abstract: 本論文探討研究中華民國104年9月所增修農業用地興建農舍辦法施行後,對於限制農舍交易對象對於宜蘭縣農舍及透天厝之影響,本文研究資料時間為民國102年1月到106年12月共計5年,以宜蘭縣溪北區:頭城鎮、礁溪鄉、宜蘭市、員山鄉、壯圍鄉及宜蘭縣溪南區:羅東鎮、蘇澳鎮、三星鄉、五結鄉、冬山鄉之房價作為研究標的,並運用特徵價格法在農舍及透天厝的特徵變數屬性,進行分析這些特徵對房價的影響,本研究所用變數屋齡、移轉房屋面積、移轉土地面積、離車站距離、離夜市距離、農舍法等進行研究。
    經實證分析在宜蘭縣農舍及透天厝屋齡愈久估計係數值呈負向,表示屋齡愈大建物價值隨至遞減,現移轉房屋面積、移轉土地面積發現當面積增加對總價有貢獻成長的效益,離車站距離、離夜市距離由於農舍需求者會考慮田野悠閒生活,且部份豪華農舍亦被經營成民宿或餐廳,所以對於離車站愈近相對越靠近商圈田野山景就越遠所以房價並無貢獻,溪北區因主要發展區域由宜蘭市中山路向南至羅東夜市方向,因此溪北區離羅東夜市愈近對房價貢獻愈大,而溪南區所呈現對房價隨至遞減,而願意在農舍法施行後的買家對農舍物件有相對需求並無觀望房價起伏,因此推論現在交易物件大都為優良或稀有物件,因此價格上並不會下跌甚至會向上漲。
    ;This paper discusses the impact of restricting the trading target of farmhouses on the farmhouses in Yilan County and through the construction of farmhouses that were built after the Republic of China in September 104 to repair agricultural land. The research time of this paper is from January to December of the Republic of China for a total of 5 years, to the northern part of Lanyangxi North District of Yilan County: Toucheng Township, Jiaoxi Township, Yilan City, Yuanshan Township, Zhuangwei Township and Lanyang River South District of Yilan County:Luodong Town, Suao Town, Sanxing Township, Wujie Township and Dongshan Township house prices were used as the research targets, and the Hedonic Price Method was used to analyze the impact of these characteristics on housing prices. Research on variable house age, transfer housing area, transfer land area, distance from station, distance from night market, farmhouse law, etc.
    After empirical analysis, the longer the estimated age of the farmhouses and houses in Yilan County, the longer the value of the coefficient indicates that the larger the age of the property, the smaller the value of the building is. The area of the transferred housing and the area of the transferred land are found to increase when the area increases. Benefits of contributing to growth, distance from the station, distance from the night market As farmer demanders will consider the leisurely life in the field, and some luxury farmhouses are also managed as homestays or restaurants, so the closer to the station is, the closer it is to the business district. The farther it is, so the price does not contribute, and Lanyang River North District has its main development area from Zhongshan Road in the south of Yilan City to Luodong Night Market. Therefore, Lanyang River North District is to closer the Luodong Night Market, the greater the contribution to the housing price, and the Lanyang River South District. As house prices gradually decline, and buyers willing to implement farmhouse laws have relative demand for farmhouse items, they do not wait to see the price fluctuations. Therefore, it is inferred that most of the current trading items are fine or rare objects, so prices will not fall or even rise.
