實證結果顯示竹北市及新莊區之特徵價格變數，對房價影響方向相同且符合預期，唯獨容積率管制在兩區結果有明顯差異，竹北市實證分析結果，為正向顯著，概因人口增加、所得收入增加，剛性需求帶動房價上漲，而對新莊區實證分析結果，為負向不顯著，顯示容積率管制非該區域房屋價格之主要影響因素。;The purpose of the thesis was to verify whether house price in Zhubei City, Hsinchu County and Xinzhuang District, New Taipei City was affected by the executive of Urban Planning Building Bulk Control, taking effect on July 1st,2015. Using the empirical model during 2012 to 2017, this study analyzed the impacts of the floor area ratio(FAR) control on house price, which was focused on the actual price in the residential buildings, in Zhubei City and Xinzhuang District, which were in the similar urban form but different industrial structures. This research adopted the age of house, the area of house transfer, the area of land transfer, the distance from primary stations, the distance from main trade area and the control of FAR as factors.
The results indicated that hedonic price characteristics, excluding the control of FAR, in Zhubei City and Xinzhuang District had the same impacts on house price with expectation. In the empirical study, t-value showed that the difference between house price before and after the executive of Urban Planning Building Bulk Control is significant with positive direction in Zhubei City. The house price increased due to increasing population, increasing income and increasing housing demand. Otherwise, t-value showed that the difference between house price before and after the executive of Urban Planning Building Bulk Control is not significant with negative direction in Xinzhuang District. Thus, the control of FAR is not the mainly factor of house price in Xinzhuang District.
