The intention of this paper is to survey the influence factors of Taipei office rent through the actual price registration data from season 1 of 2013 to season 3 of 2017 in four regions of Taipei city. Former case studies show the rental rate affected by conditions of offices, locations and macroeconomics. This study is able to use hedonic price method for estimating factor’s effect of Taipei’s office rental. The chosen factors are total rental area, located floor, height of building and age of building.
The empirical results from OLS regression model and semi-log regression model are concluded as follows:
(1) Two models have good influence on office rental rate. (2) Comparative empirical results found semi-log regression model is as expected. (3) Office rental rate in Taipei City increase gradually from 2013.
The researcher expect the openness of office rental information can be increased to enhance the accuracy of future study.
