    摘要: 高速鐵路為臺灣重要的交通建設,因交通的可及性及交通成本降低,使民眾願意支付較高的金額於購置房屋或租賃,而距離高鐵太近雖然交通方便,但也帶來負面的效果,在高速鐵路通行經過時會有振動及噪音的情況,使住在高速鐵路鐵軌附近的居民長期受影響,而竹北市為新竹縣縣治中心,為全國人口第二多城市,竹北市因交通建設及產業聚落影響,促使人口增加、購屋及換屋需求增加,進而帶動房屋市場的熱絡,本研究主要探討竹北市鄰近高鐵鐵軌住宅的房屋價格與距離鐵軌之間的關係。
    本研究以房地合一1.0實施的時間點作為分界點,透過差異中的差異法(DID)模型來探討房地合一1.0實施前後對於與鐵軌不同距離的房屋價格所帶來的影響。DID模型中觀察值係以竹北市房屋距離高鐵鐵軌500公尺以內設為實驗組,500公尺以外至1,000公尺設為控制組,房地合一稅實施前二年(即2014與2015年)與實施後二年(即2017年與2018年),實證結果顯示,估計係數皆達5%顯著水準,並與本研究預期與住宅價格為負向關係相符合,鐵軌對於距離鐵軌500公尺以內的住宅價格有負面影響,較控制組的住宅價格下跌60萬元。
    ;The high-speed railway is an important transportation construction in Taiwan. Due to the accessibility of transportation and the reduction of transportation costs, people are willing to pay a higher amount for purchasing a house or renting a house. Being too close to the high-speed railway is convenient for transportation, but it also brings negative effects. , When the high-speed railway passes by, there will be vibration and noise, which will affect the residents living near the high-speed railway tracks for a long time. Zhubei City is the center of Hsinchu County and the second most populous city in the country. And the influence of industrial agglomeration, the population increases, the demand for house purchase and replacement of houses increases, which in turn drives the enthusiasm of the housing market. This study mainly explores the relationship between housing prices and distances from the railway tracks in Zhubei City.
    This study takes the time point of the implementation of integrated Housing and Land Taxation 1.0 as the cut-off point, and uses the difference in differences (DID) model to explore the impact of the implementation of the combination of housing and land 1.0 on the house prices at different distances from the railway track. The observed value in the DID model is that the houses in Zhubei City are within 500 meters of the high-speed rail track as the experimental group, and the distance between 500 meters and 1,000 meters is the control group. year) and two years after the implementation (ie, 2017 and 2018), the empirical results show that the estimated coefficients are all at a significant level of 5%, which is in line with the negative relationship between residential prices expected in this study. The railway track has a negative impact on the housing price within 500 meters from the railway track, which is 600000 yuan lower than that of the control group.
