關鍵字:聯合分析、老人安居住宅、選擇偏好、高齡化社會;In 2014, the National Development Council compiled the “Taiwan population projection from 2014 to 2016” and estimated that Taiwan will become an aged society in 2018 because the aged population will be more than 14% of the whole population. The projection also stated that in 2025 Taiwan will become a hyper-aged society, as the aged population will reach 20% of the whole population. The council also estimated that the aged population will reach 41% of the whole population by 2061. From this projection, the conclusion is that a high demand for residential homes will occur in the future. This research aims to discover how to satisfy the majority of potential residents multiple demands for elderly residence facilities, functions and services. Through study of domestic and international elderly residence policies and by analyzing the management and service of elderly residence, this research highlighted of the six most important attribute levels for residential homes. Also, conjoint analysis is used in this research to discuss favorite attributes for residential homes for the elderly. From the questionnaire results, the top three important criterion for residential homes for the elderly is housing style, followed in decreasing importance by medical service, future nursing, accessible. Each individual attribute contains higher demand preferences. The top most preference in housing style is for two bedrooms and one sitting room, in medical service for specialist doctor consultations from respected hospitals and for future nursing requirements the preference is for supplying nation-wide nursing institutions and arranging to stay in long –term care facilities. The results of this study further suggests that the government should set up nation-wide nursing institutions and long-term care facilities to offer national residential options. Furthermore, by consideration of the results of this research to plan and build suitable residences for the elderly.
