研究結果顯示,在臺商回流措施對此三區之房屋價格皆具有統計顯著性,且為正相關,另在住宅屬性及距離屬性之特徵變數皆達1%顯著水準,住宅屬性方面房屋每坪單價與房屋總面積為正向影響、與車位數呈負向影響、與樓層呈正向影響,在屋齡方面則可能受民眾接受程度及購買力而定,在距離屬性方面,高鐵特區及臺科大特區對高鐵新竹站之距離變數呈現負向且顯著,即距離愈近,平均價格愈高;而對竹北遠東百貨之距離,高鐵特區及縣三特區同樣呈現負向且顯著,在臺科大特區則呈顯著正向影響,推測可能係頭前溪河岸景觀宅之價格影響力大於百貨公司之便利性。 ;The purpose of this study is to explore the house price in the three districts in Zubei city by analyzing attribute variables of housing, attribute variables of distance and the policy “Three Major Programs for Investing in Taiwan”. This research applies the Hedonic price model and the actual trading prices from 2012 to 2021 released by Taiwan’s Real Estate Portal.
The empirical result illustrates that the policy “Three Major Programs for Investing in Taiwan” is significantly positive correlation to the house price of these three districts. In addition, the attribute variables of housing and distance are significant and up to 1% level. For attribute variables of housing, the house price per square meters is good correlation with house size and higher floor but is negative correlation with the number of parking space. Regarding the house age, it may be determined by the buyers′ acceptance and purchasing power. For attribute variables of distance, regardless of High Speed Rail district and Doulun district, the closer the distance between these districts and High Speed Rail Hsinchu Station is, The higher the house price per square meters is. For the distance between these districts and department store, the High Speed Rail district and 3rd district show significantly the same negative correlation. However, it shows positive effect in Doulun district. It assumes that the view of river is more influential than the convenience with department store about the house price.
